Horizon West Florida Real Estate


Horizon West is a community that consists of Winter Garden and Windermere and both cities are in west Orange County, Florida. The area of Horizon West does not cover both cities in its entirety, it covers a portion of both cities but still yet covers 38.1 sq miles (32.9 sq miles land/5.1 sq miles water) so it is a sizeable area. Horizon West is vibrant with 6 communities that each have a village concept and boast open walkable areas, trails, parks, a town center (shopping), individual village centers (more shopping!), close to nature and close to the attractions.


We live in the Winter Garden portion of Horizon West. My family and I picked the Winter Garden side and absolutely love it! Our home backs up to Disney Magic Kingdom® and we can see the fireworks from our backyard nightly when the park is open. We have no rear neighbors and from inside of our home it feels like we have an acreage property. The area is technically called Village F, and our village is one of the only villages that does not have a community designated name yet. There are 6 villages in total in Horizon West and most of them have homes built or being built. We typically drive to the Windermere side for shopping because that side of town is more completed and established.


Village F – Has many new construction and existing home options for sale. The Town Center “The Mark” is awfully close to breaking ground in fact the Developer Unicorp just had some movement on the parcel it will eventually be built on last week. This will be a very good-sized shopping area including 95,568 square feet of retail. It is expected to have a brewery with roof top deck, coffee shop, sushi, pharmacy and more.


Village of Bridgewater – Is one of the most completed villages of Horizon West. It has 4 commercial plazas with restaurants, veterinarian, hair salon, urgent care clinic, dental office and more. If you are looking for a home in a more established community this is it!

Hamlin/Town Center – Live conveniently close to most of what Horizon West has to offer. The Town Center has everything from a dine in movie theater, restaurants, grocery stores, big box retail and more. Some of my favorite communities are within reach of the Town Center.


Lakeside Village – Surrounded by lakes, Golf Club and other great amenities, Lakeside Village is a awesome choice that is sure to provide a luxury feel. Here you have town home options, single family and more. The Town Center provides some of the best retail in the area.

Hickory Nut Village – Is home to the Waterleigh Village Center and will be constructed later this year. This Village has some of the best fishing in the area I will note. It also has some of the best new construction home options currently being offered.


Village I – One of the most anticipated villages although not built out yet, Village I is remarkably close to Flamingo Crossing and the west entrance of Disney World®. This area is starting to be developed and is a rapidly changing area with new construction home options. The Town Center will be anchored with 7 hotels, big box retail and many restaurant options. This will likely have one of the largest shopping opportunities in the area once completed.


At the time of this blog, Horizon West is about 52% completed, as of 2019 numbers approximately 17,958 single family homes platted/constructed and 3,335 Multi-family units constructed.

You have so many options within Horizon West for homes, its important to take your time and tour the communities to find what’s right for you.
